  Jim O’Neill on the BRIC problem LONDON (CNNMoney) Economics guru Jim O’Neill — who coined the popular “BRIC” acronym — said officials in emerging markets should quit “bitching and moaning” and start taking more responsibility for themselves.

O’Neill, a former chairman at Goldman Sachs (GS, Fortune 500) Asset Management, rose to fame after proclaiming in 2001 that Brazil, Russia, India and China were emerging investment magnets that would drive global markets for a decade. The financial crisis notwithstanding, he was broadly correct.

But now, some emerging markets are struggling as they contend with plunging currencies, rattled stock markets, increasing borrowing costs and the threat of slower economic growth. Their current woes are being blamed on the U.S. Federal Reserve, which is planning to cut back on stimulus measures that had been flooding global markets with cash. With talk of the stimulus being scaled back, the money is drying up.

    Homebuilder ETF: SPDR S&P Homebuilders ETF (NYSEArca: XHB) as it is tied to homebuilders and building products rather than including other sectors that only overlap in building. At $32.57, its 52-week range is 426.94 to $33.38. Housing Starts were always well over 1 million on an annualized basis each month before the recession, but they only reached that in two months of 2013 (St. Louis Fed data).

    2. 10-Year Treasury yields move toward 3.5% as the Federal Reserve completes tapering and holds short-term rate near zero – This may sound bad, but it is actually good and fits in line with rates not rising too much. Keep in mind that the 10-year Treasury is at 2.94% now and ended at 3.03% on the last day of 2013.     Meanwhile, housing is feeling the effects via higher mortgage rates. For portions of last year, a 30-year conventional mortgage carried an interest rate of less than 3.5%. Since the Fed’s announcements, the same rate has climbed back to more than 4%. This is sending shivers through homebuilders’ stocks, as the net effect is to make homes more expensive.     To use a recent REIT example, take CommonWealth REIT. This is a large well established REIT that is valued in the market with one of the lowest multiples of FFO in the industry. The reason the company trades at a multiple roughly half its competitors, in my opinion, is the poorly aligned management incentive structure. The management of CommonWealth is contracted to an external management firm, Reit Management Research (RMR). Many of the trustees of CommonWeath are owners of RMR and serve on both boards RMR is primarily compensated by growing CWH’s assets which are under RMR’s management, not on stock price, FFO, or anything else that is closely aligned to generating shareholder returns. This has the perverse effect of motivating them to issue lots of equity and buy lots of buildings irrespective of the value add to CommonWealth shareholders. Neither the management company nor its employees have a significant amount of their income based on the performance of CommonWealth ‘s stock price. This has resulted in an activist, Corvex Capital, buying a significant position in the company and taking action to replace the board and the management team. The proxy advisory firm, ISS, has sided with the activist and recommended that shareholders vote out the current trustees. ISS notes, "Between 2007-2012 …while the CommonWealth management team increased assets by 198% of period-ending market cap – driving a significant increase in fees payable to management – Commonwealth’s share price – the measure of value appreciation for shareholders – fell by 68%." This is the poster child of misaligned management incentives.

First Cash Financial Services, Inc., incorporated on April 24, 1994, is an operator of retail-based pawn and consumer finance stores in the United States and Mexico. As of February 18, 2013 , the Company had approximately 829 locations twelve states in United States and 24 states in Mexico. The Company’s primary business is the operation of pawn stores, which engage in retail sales, purchasing of secondhand goods and consumer finance activities. The pawn stores generate retail sales from the merchandise acquired through collateral forfeitures and over-the-counter purchases from customers. Pawn stores are also a convenient source for small consumer loans to help customers meet their short-term cash needs. Personal property, such as jewelry, consumer electronics, tools, sporting goods and musical instruments are pledged as collateral for the loans. In addition, some of the Company’s pawn stores offer consumer loans or credit services products.

In March 2012, the Company acquired three Dallas-area pawn stores. In June 2012, the Company acquired 24 pawn stores located in the states of Colorado (13), Kentucky (seven), Wyoming (three) and Nebraska (one). In June 2013, First Cash Financial Services Inc announced the acquisition of 19 format U.S. pawn stores located in Texas.

Pawn Merchandise Sales

The Company’s pawn merchandise sales are primarily retail sales to the general public from its pawn stores. The items retailed are primarily used consumer electronics, jewelry, household appliances, tools, musical instruments, and sporting goods. The Company also melts down certain quantities of scrap jewelry and sells the gold, silver and diamonds in commodity markets.

The Company acquires pawn merchandise inventory primarily through forfeited pawn collateral and, to a lesser extent, through purchases of used goods directly from the general public. Merchandise acquired by the Company through forfeited p awn collateral is carried in inventory at the amount of the ! related pawn loan, exclusive of any accrued service fees. The Company does not provide financing to customers for the purchase of its merchandise, but does permit its customers to purchase merchandise on an interest-free layaway plan. Should the customer fail to make a required payment, the item is returned to inventory and previous payments are forfeited to the Company. Interim payments from customers on layaway sales are credited to deferred revenue and subsequently recorded as income in which final payment is received or when previous payments are forfeited to the Company.

Pawn Lending Activities

The Company’s pawn stores make small loans to their customers in order to help them meet short-term cash needs. All pawn loans are collateralized by personal property such as jewelry, electronic equipment, household appliances, tools, sporting goods and musical instruments. Pawn loans are non-recourse loans and the pledged goods provide the only security to the Company for the repayment of the loan. At the time a pawn transaction is entered into, an agreement, commonly referred to as a pawn ticket, is delivered to the borrower for signature that sets forth, among other items, the name and address of the pawnshop, borrower’s name, borrower’s identification number from his/her driver’s license or other identification, date, identification and description of the pledged goods, including applicable serial numbers, amount financed, pawn service fee, maturity date, total amount that must be paid to redeem the pledged goods on the maturity date, and the annual percentage rate. Pledged property is held through the term of the loan, unless the pawn is paid earlier or renewed. The typical loan term is generally one month plus an additional grace period (typically 30 to 90 days). The Company contracts for pawn loan fees and service charges as compensation for the use of the funds loaned and to cover direct operating expenses related t o the transaction and holding the pledged property. These pa! wn loan f! ees and service charges accounted for approximately 26% of the Company’s revenue from continuing operations during the year ended December 31, 2012 .

Credit Services and Consumer Loan Activities

The Company has significantly reduced its U.S.-based consumer loan activities, primarily from payday lending, over the past several years. In September 2012, the Company closed seven of its consumer loan stores located in the Texas cities of Austin and Dallas. The Company offers a fee-based credit services organization program (CSO Program) to assist consumers, in Texas markets, in obtaining extensions of credit. The Company’s consumer loan and pawn stores in Texas offer the CSO Program, and, in Texas, credit services are also offered via an Internet platform. Under the CSO Program, the Company assists customers in applying for a short-term extension of credit from an independent, non-bank, consumer lending company (the Independent Lender) and issues the Ind ependent Lender a letter of credit to guarantee the repayment of the extension of credit.

The Company subsequently collects a percentage of these bad debts by redepositing the customers’ checks, ACH collections or subsequent cash repayments by the customers. The profitability of the Company’s credit services operations is dependent upon adequate collection of these returned items. The Company also offers an automobile title lending product under the CSO Program. These credit services fees accounted for approximately 8% of the Company’s revenue from continuing operations during 2012 . In Mexico, the Company also offers an installment loan product with a term of 365 days and bears weekly service fees of 7% on the loan amount. These consumer loan fees accounted for less than 1% of the Company’s revenue from continuing operations during 2012 .

    Shares of Vulcan Materials (VMC) have surged today after the sand and gravel maker reported better-than-forecast earnings driven by sales of concrete and cement.

    Shares of Vulcan have gained 7.6%, and given a lift to other cement makers today, including Martin Marietta Materials (MLM), which has risen 4.9% and reports earnings on Thursday, Cemex (CX), which has advanced 1.5%, and Texas Industries (TXI), which is up 4.9%.

    The Associated Press has the details on Vulcan’s earnings beat:

    For the three months ended Sept. 30, Vulcan Materials Co. earned $41.4 million, or 31 cents per share. Last year, it earned $14.3 million, or 11 cents per share.

    The 2012 third quarter was weighed down by some restructuring charges and exchange offer costs. The recent quarter did not have any of these charges or costs.

    The latest quarter also benefited from a bigger gain on the sale of property, equipment and other items than a year ago.

    Earnings from continuing operations were 32 cents per share for the recent quarter.

    Revenue increased 13 percent to $775.2 million from $687.6 million.

    Analysts, on average, expected earnings of 26 cents per share on revenue of $750.7 million, according to FactSet.

    The board of cyber attack security specialist Websense has agreed to be acquired by Vista Equity Partners in the $903 million deal announced earlier this month. This morning, the companies announced that the tender offer for all of the outstanding shares of Websense common stock has begun.

    China announced it is shooting for 7.5% GDP for 2014. At the sound of that target, DryShips (NASDAQ: DRYS  ) and Diana Shipping (NYSE: DSX  ) are likely celebrating. China is the primary country these days responsible for rising market rates for dry shipping, but something in the announcement may warrant a bit of caution.

    It seems like everybody these days universally agrees that the dry bulk shipping market will get better at least in the short term. Executives from DryShips (NASDAQ: DRYS  ) , Navios Maritime Partners (NYSE: NMM  ) , Diana Shipping (NYSE: DSX  ) , and other carriers have voiced optimism about increased demand for 2014. Even if that optimism is realized, there is another very important factor to watch that could ruin the whole thing.
