The lending spigots are opening a bit wider for small businesses in a development that could aid an accelerating recovery.

For the second straight month, just 4% of small business owners said all their credit needs were not met last month, lowest since early 2008, according to a survey released last week by the National Federation of Independent Business.

Thirty-two percent said all their credit needs were satisfied, matching recent highs in November 2013 and September 2012.

“Banks aren’t as tough or as picky as they used to be,” says Ami Kassar, a loan adviser to small businesses. He adds the lending environment is still very challenging.

Small firms are particularly finding it easier to borrow from big banks with the lowest interest rates. The portion of small business loans approved by large banks in December rose to 17.6% from 17.4% the previous month, according to an index compiled by Biz2Credit, which connects small businesses with lenders.

Advisors’ Opinion:

  • [By John Udovich]

Small cap online real estate listings stock Trulia Inc (NYSE: TRLA) jumped 8.52% yesterday and has doubled since the start of the year, but insiders have been selling – meaning its time to take a closer look at the stock along with the performance of peers like Zillow Inc (NASDAQ: Z) and Move Inc (NASDAQ: MOVE). So what should outside investors do with Trulia Inc?

  • [By David Trainer]

MOVE has had strong cyclical winds at its back in recent years, and the stock is up 95% year-to-date. The stock is richly valued, and several red flags hidden in the footnotes raise questions about the company’s ability to justify its stock price. MOVE operates in a niche field with significant competition from companies like Zillow (NASDAQ: Z) and Trulia (NASDAQ: TRLA), not to mention Yahoo (NASDAQ: YHOO), which has its own real estate listing site. Clever earnings management and the recovery in the housing market has helped propel MOVE upward this year, but don’t expect the ride to continue. The company is already lagging its competitors and continuing to lose market share.

  • [By Mark Holder]

Zillow (NASDAQ: Z  ) is facing increasing pressure for the leadership position in the online real estate marketplace. The recent purchase of Market Leader by Trulia (NYSE: TRLA  ) places it in a more comparable position based on revenue. Move (NASDAQ: MOVE  ) continues to make long-needed enhancements to realtor.com, but it has fallen far behind the monthly unique users, or MUUs, of Zillow and Trulia.

Alamy You can never know in advance all the news that will move the market in a given week, but some things you can see coming. From a direct marketer of wellness supplements stepping up with healthy financials (we hope) to Olive Garden’s parent checking in with a report on the dreary state of casual dining, here are some of the things that will help shape the week that lies ahead on Wall Street. Monday — Human Nature Nature’s Sunshine Products (NATR) distributes natural wellness products through its growing direct sales force of more than 340,000 reps worldwide, and it also happens to be kicking off the new trading week with its latest financials. Analysts expect to see healthy bottom-line growth in Monday morning’s quarterly report. They predict a profit of $0.35 a share, well ahead of the $0.28 a share it rang up a year earlier. The rub is that Nature’s Sunshine has come up short against Wall Street profit targets in three of the past four quarters. Tuesday — Photoshop These Financials Adobe Systems (ADBE) reports on Tuesday. The desktop publishing software giant behind Photoshop, Flash, and PDF authoring platform Acrobat has seen better days. The market’s bracing for a dip in revenue and profitability in its latest quarter. That probably isn’t much of a surprise. There are now free or nearly free Web-based alternatives to many of Adobe’s products. The alternatives may not have as many features, but they’re more than enough for casual users. Adobe is going to need new products to get back on the growth track. Wednesday — New Home Sales Brewing One of the economy’s biggest turnaround stories is the residential real estate revival. Folks are buying houses again and they’re willing to pay more for them, which is making developers a lot of money. After all, their component costs aren’t rising at the same clip as home prices. We’ll get a great snapshot of the industry this week. KB Home (KBH) reports on Wednesday, and Lennar (LEN) follows a day lat

Advisors’ Opinion:

Some buyers are now experiencing a sense of urgency, which might cause a pause at some point. Rapidly increasing home prices might even scare some buyers away and force them to continue renting. Apartment companies like AvalonBay Communities (NYSE: AVB  ) and Brookfield Property Partners’ (NYSE: BPY) Fairfield Residential are already benefiting from higher occupancy rates, meaning rising home prices could lead to even higher rents.

  • [By Luke Jacobi]

Brookfield Office Properties (NYSE: BPO) got a boost, closing up 13.71 percent to $19.07 after Brookfield Property Partners (NYSE: BPY) proposed to acquire Brookfield Office Properties for $19.34 per share.
